DUTIES AND RESPONSIBILITIES
Financial Reporting & Analysis:
- Prepare and deliver monthly, quarterly, and annual financial reports for the property portfolio, including profit and loss statements, balance sheets, and cash flow statements.
- Analyze and interpret financial data to provide recommendations to senior management regarding financial performance, risks, and opportunities for cost savings or revenue enhancement.
- Ensure timely and accurate completion of financial reporting in line with statutory deadlines and regulations.
Property Transactions:
- Process all property-related financial transactions, including rent receipts, utility expenses, vendor payments, insurance premiums, and maintenance costs.
- Ensure proper allocation and coding of property expenses in the accounting system.
- Manage the posting of journal entries for property-related transactions and ensure their accuracy.
Reconciliation & Audit Support:
- Reconcile property accounts, including bank accounts, tenant accounts, and general ledgers, to ensure all financial data is correct and up-to-date.
- Assist in the preparation of annual audits, providing required documentation and facilitating audit procedures.
- Ensure that all property-related financial records are maintained in compliance with local tax and accounting regulations.
Budgeting & Forecasting:
- Assist in preparing and managing the property budget, tracking expenses against budgeted amounts and identifying potential areas of concern.
- Forecast and monitor cash flow for property operations, ensuring that sufficient funds are available to cover expenses.
- Collaborate with property managers to ensure alignment between budgeted amounts and actual performance.
Taxation and Statutory Compliance:
- Prepare and submit monthly, quarterly, and annual tax returns related to property management (e.g., VAT, withholding tax, property tax).
- Ensure compliance with all tax laws, regulations, and reporting requirements.
- Handle communication with tax authorities and other regulatory bodies as required.
Tenant & Lease Management:
- Oversee the financial aspects of tenant lease agreements, ensuring timely and accurate rent invoicing, receipts, and adjustments.
- Manage accounts receivable, ensuring that overdue payments are promptly followed up with tenants and appropriate actions are taken.
Cost Control & Risk Management:
- Identify opportunities for cost control and optimization within the property management function, suggesting ways to reduce operating costs.
- Monitor and manage financial risks associated with property operations, including payment delays, bad debts, and unexpected expenses.
Collaboration and Communication:
- Liaise with property managers, auditors, and other stakeholders to ensure accurate and efficient financial operations.
- Provide financial advice and support to other departments, offering insights into financial performance and recommending solutions to business challenges.
- Ensure that financial reporting is aligned with the company’s overall strategic goals.
KEY REQUIREMENT SKILLS AND QUALIFICATION
- Degree in Accounting or CPA 6
- Minimum of 4 years of experience in accounting within a real estate company or property management setting
- Proven experience in managing property-related financials, including lease agreements, rent invoicing, and vendor payments
