DUTIES AND RESPONSIBILITIES

Leadership & Strategy

  • Lead and supervise a team of property officers, caretakers, and support staff across multiple properties.
  • Develop and implement property management strategies aligned with company goals.
  • Conduct performance appraisals and provide mentorship and training to junior staff.

Property Operations Management

  • Oversee day-to-day operations of assigned properties, ensuring they are well-maintained and compliant with regulations.
  • Coordinate property inspections, maintenance schedules, renovations, and repairs.
  • Ensure health, safety, and environmental standards are maintained across all properties.

Tenant & Client Relations

  • Serve as the primary point of contact for tenants and property owners.
  • Manage lease administration including renewals, terminations, and compliance.
  • Address tenant concerns and resolve disputes promptly and professionally.

Financial Management

  • Prepare and manage property budgets, monitor expenditures, and ensure cost-effectiveness.
  • Oversee rent collection, arrears management, and financial reporting.
  • Liaise with accountants to produce monthly, quarterly, and annual property financial statements.

Legal & Compliance

  • Ensure all properties adhere to local laws, regulations, and contractual obligations.
  • Prepare and review lease agreements, service contracts, and other legal documentation.
  • Represent the company in legal or tribunal matters related to tenancy or property issues, if necessary.

KEY REQUIREMENT SKILLS AND QUALIFICATION

  • Degree in Land Economics, Real Estate, Property Management, or a closely related field
  • Minimum 5 years of experience in property management with exposure to commercial, residential, and industrial real estate
  • Demonstrated leadership experience in a property management setting
  • In-depth knowledge of local property laws, lease structures, and building operations
  • Proficiency in property management software and MS Office Suite
  • Excellent interpersonal, negotiation, and conflict resolution skills
