DUTIES AND RESPONSIBILITIES
- Conduct routine inspections of the building to identify maintenance needs, safety risks, and general repair requirements.
- Coordinate and supervise repairs, servicing, and maintenance works carried out by contractors or technical teams.
- Ensure common areas (corridors, staircases, parking, washrooms, outdoor spaces) are clean, functional, and presentable at all times.
- Monitor utility systems (water, electricity, waste management, etc.) to ensure continuous and efficient operation.
- Oversee security operations and ensure guards or security teams adhere to set procedures.
- Maintain proper access control and ensure unauthorized persons do not access the premises.
- Enforce safety policies, including fire safety protocols, emergency exits, and safety equipment checks.
- Keep records of incidents and report security concerns promptly.
- Serve as the main on-site contact for tenants, addressing issues, complaints, and requests professionally.
- Ensure tenants comply with building policies, procedures, and occupancy regulations.
- Maintain strong communication with tenants on maintenance schedules, disruptions, or building improvements.
- Maintain updated records on maintenance activities, service providers, supply usage, and incidents.
- Prepare and submit periodic reports on building conditions, repairs needed, budgets, and operational challenges.
- Assist in procurement of cleaning supplies, maintenance materials, or contractor services as needed.
- Support property management in planning improvements and managing routine operations.
KEY REQUIREMENT SKILLS AND QUALIFICATION
- Degree or Diploma in Business Management, Project Management, Property Management, or a related field
- At least 2 years’ experience in property management, project management, facilities management, or a similar role
- Strong organizational and multitasking skills
- Excellent communication and interpersonal abilities
- Basic knowledge of building systems (plumbing, electrical, HVAC) is an added advantage
- Ability to supervise contractors, cleaners, and security personnel
